DSCR investor loans size the request on whether rent covers the monthly housing payment, not on personal U.S. income. That is why this path is a common fit for investment property when a conventional DTI file is not the right tool.
Occupancy is investment only. Property types on this page are single-family, condo, condo-hotel, and 2–4 unit.
The ratio is the same one the calculator uses: gross monthly market rent divided by PITIA. Enter the loan, rate, term, and recurring costs you want to test. Pass or fail appears only if you type a minimum DSCR yourself.
We do not list a target DSCR, max LTV, or interest rate here. Those terms stay blank until an investor guideline is confirmed.
